100% of your package fee is credited toward your deposit or down payment when you purchase through Steven Walkinshaw. It isn't a discount on the price itself — the fee you paid upfront comes back to you at closing, so the service ends up costing nothing if you buy through him. If you decide not to buy through him, the fee covers the time, tours, and reports delivered.

I already know Toronto well — why do I need this service?

Knowing the city and having the hours to physically tour every promising listing are two different things. Most clients are executives, physicians, and parents with full calendars who need someone to filter properties so their limited free time only goes toward homes genuinely worth seeing in person.

Does the realtor earn commission if I buy — is there a conflict of interest?

Steven Walkinshaw is a licensed, RECO-regulated real estate professional in Ontario. The fee credit model means clients are not double-charged, and written reports flag issues honestly rather than pushing a sale, which removes the incentive to rush a decision.

How quickly can a property be toured?

Typically within 24 to 48 hours of the initial call. Clients receive a live video tour and a written report within 24 hours of the property visit.

Can the video tour happen live around a work schedule?

Yes. Tours can be scheduled around a client's calendar, including lunch breaks or evenings. If timing does not align, the full walkthrough is recorded and sent along with the written report.

What is included in the written property report?

The report covers the condition of the unit, building quality, noise and light at street level, proximity to transit and schools, and an honest assessment of whether the property is worth an in-person visit.

Which Toronto neighbourhoods are covered?

Featured neighbourhood guides include The Beaches, Leslieville, Trinity Bellwoods, Roncesvalles, Forest Hill, and Yorkville, but the service covers the entire city of Toronto and inner suburbs.

What happens if a package is used up without finding a home?

Additional tours can be added à la carte or a client can upgrade to a larger package. Any amount already paid still counts toward the fee credit when a purchase is eventually made.

Second, the fee credit means I'm not double-charging you; I have no incentive to churn you through properties. Third, read one of my reports — they flag the water stain on the ceiling and the streetcar noise at 7 a.m. This isn't a business built on rushing people into one deal.

Absolutely — that's often the preferred option for busy clients. We schedule a time that fits your calendar, even if that's a lunch break or after your kids are down for the night, and I walk the property live while you ask questions in real time. If timing never lines up, I record the full walkthrough and send it with my written report instead.

Everything you'd want to know before deciding whether it's worth your time: the condition of the unit (and what the listing photos hid), building quality, noise and light at street level, the walk to transit, schools, and how the street feels at different times of day. If something's wrong with a place, the report says so plainly.
